Financial management, maintenance and reporting
Alignment will track all contract costs always referencing budgeted amounts and will review, recommend action and record all invoices. Alignment will provide you with regular financial reports and will provide a complete financial record at the end of the project.

Alignment will lead the effort to assure that established brand design standards are carefully followed. Alignment can also support your design team to develop appropriate brand and design standards and assist the designers to develop a constructible design. Alignment will work with the designer to achieve a budget conscious, brand appropriate and well documented design.

Construction document management
Alignment will lead the consultant team in the development of a coordinated, complete set of documents that is faithful to the design standards and that is suitable for bidding and procurement, permitting and construction and assure that those documents are appropriately distributed. Alignment will keep a record of all issued sets of drawings and deliver a record set to you at the completion of the project.

Permit application and code compliance supervision
Alignment will work with the owner, the consultant team and the landlord to determine the most effective and appropriate permitting strategy for each particular project. Alignment will manage the application process and monitor the application review progress, reporting to the brand as it advances through review.

GC bid, analysis and award management
Alignment can assist owners to understand and determine the most appropriate contracting method for a particular project and will identify and pre-quailfy prospective contractors. Alignment will handle distribution of bid instructions and contract documents and will manage the bid or negotiation process. Alignment will receive all general contractor bids, confirm that the project scope is complete and prepare a comparison presentation. Alignment will lead the effort to negotiate the best price and contracting terms for the intended scope of work.

Owner furnished item procurement and supervision
Alignment will assist you to determine construction components that may be appropriate for direct owner purchase. Alignment can help you to identify resource options and lead the contracting and procurement process. Alignment, with the support of the project team, will manage the production, delivery and integration of owner furnished items into the construction works.

Landlord and lease compliance coordination
Alignment will lead the effort to assure that the construction documents are coordinated with the technical aspects of the lease and that the design, construction and contracting process complies with lease conditions. Alignment will assist the tenant to keep the landlord informed.

Construction administration management
Alignment will lead the construction administration effort by coordinating document distribution, assuring that contracts and purchase orders are in order, processing invoices, managing the shop drawing and submittal process, scheduling and chairing regular project meetings and reviewing change orders. Alignment will visit project sites on a regular basis to assure that progress is adhering to the schedule and that design and quality expectations are maintained. Alignment will consult and involve the technical consultants throughout the construction phase and Alignment will regularly advise the brand about project activity.

Progress reporting and meeting minuting
Alignment will assure that all project meetings are minuted and decisions recorded and communicated. Alignment will deliver a report on a regular basis that summarizes project progress and decisions, expenditures, schedule updates and submittal review progress. Alignment will maintain and deliver at the end of the project a complete record of all project documentation and communication.

Turnover management
Alignment will assist the owner to plan occupancy by assuring that the work is complete and the authorities have granted permission, that the site is clean and that the landlord is informed. Alignment will assist the brand to assure that delivery conditions are understood and that the site can be secured. We will lead the team to assemble an operating and maintenance manual, as-built and record documents and warranties.

Financial and permit close out
Alignment will assist the owner to assure that final invoices are submitted reviewed and ready for payment, lien waivers obtained and that the financial record is complete. Alignment will assist the contractor and technical team to assure that all permits are closed out. We will assist you to resolve any tenant allowances.
